A successful renovation/addition project depends upon good planning and good design. If a newly designed room doesn’t meet your particular lifestyle, it won’t matter how good it looks or how beautifully crafted it is, it simply won’t be comfortable or convenient.

It Starts with a Phone Call...

When you first contact Menno S. Martin Contractor Limited, you will speak to either Trent or Mark, our Design/Build Managers. In your first conversation, they will ask a number of questions to determine the scope of the project and establish budget parameters.

With a common understanding of scope and budget, the Design/Build Manager will set up a meeting to visit the house, and go over your wishes, wants and needs, after which he will reaffirm the budget parameters.

The Project Development Agreement

The next two steps in the design process help us focus clearly on developing a design that meets or surpasses your dreams; listening and exploring options with you in an atmosphere of trust. The first step is more broadly focused; the second is more exact. We use a Project Development Agreement, so that you know exactly what to expect from us.

In the first phase, we prepare:

  1. a feasibility study and develop concept drawings
  2. a preliminary budget relative to our discussion and your objectives
  3. a preliminary scope of work based on site investigation and concept drawings

We then discuss these materials with you so that we can fine-tune and correct any of the three elements. Then we are prepared to narrow our focus in the second phase. Here we prepare:

  1. working drawings and specifications relative to our discussions and your objectives
  2. product selections and descriptions
  3. a detailed renovation agreement  with options (if any) and allowances.

With these products you can proceed with the confidence of knowing that we have heard and understood your needs and wishes, and produced a design that captured your dreams. You will know when construction will begin, how long it will take to complete, and how much it will cost
